While many programs have implemented air barrier checklists, Earth Advantage still uses the ENERGY STAR Version 3 (Rev. 2) TEC because we think it is the simplest and most rigorous of the frequently used and commonly available air-sealing checklists. The TEC checklist includes some of the most common failures builders experience at rough and final inspections. Two of the frequently missed items on the TEC occur in attics:
- R38 minimum under attic platforms, and
- R21 minimum at eave edge
The first item is simply a matter of framing the platform higher off the attic floor. If implemented during the design and framing phases, this adds minimal labor and cost to the build.
The latter item, R21 minimum at eave edge, is also an easy measure to implement, as high density fiberglass batts are frequently used to meet this requirement. This measure is pertinent in a flat attic when truss heels (or bird-block ventilation baffling) allow less than 6.5 inches between the bottom of the roof sheathing and the top plate, measured at the inside edge of the top plate. High density R21 fiberglass batts should be installed in these areas, while the rest of the attic can be blown with loose-fill insulation.
